PARKING UPDATE 12/28/2024
The City of  Fort Lauderdale Police are in place to patrol the neighborhood ongoing.  Code Violation Parking and Neighborhood Security and Patroling of the common areas are the goals.  Unfortunately, the common areas have become problem areas for illegal behavior.  Please remember per the City of Fort Lauderdale Code and the HOA Deed Restriction - there is no on street parking.  Short Term arrangements can be made with the HOA - please email us at HOA@LOFTSOFPALMAIRE.COM.  Do not park at the Clubhouse or Tennis Courts overnight - you may be fined, stickered or towed (or all three).  There is no long term parking at The LOFTS.  Parking is in front of your unit only, per YOUR DEED and City Code.

2024 Board Meeting  Updates:

HOA fee will be $100 effective January 1, 2025 - this was primarily driven by ongoing cost increases such at a 35% increase in the insurance alone.

RENTALS - Owners will need to be present at all tenant interviews.

The HOA is currently contacting ALL RENTAL OWNERS to update their paperwork on file with the HOA.

PARKING TO BE HANDLED BY CITY OF FORT LAUDERDALE POLICE DEPARMENT -

Unfortunately, in the last year, the Lofts has seen an uptick in unlawful or unneighborly behavior.  To protect the Deed Restriction of Single Family homes & parking in front of the unit only, the HOA has entered into a paid partnership with the City of Fort Lauderdale Police.   Parking violations may result in $100 fine per vechile per occassion, an orange violation sticker, or a tow.   The Police will also be on patrol as a High Visable Deterent, driving up and down the streets and survilling the common areas.  The HOA is working to secure your neighborhood and maintain law and order.  Please help us out with being part of the solution and not part of the problem.  

POOL IS OPEN (1.18.2025)
 
ALMOST!! (12.22.2024)  The pool is curing - it looks beautiful but due to: 1. High acid level (part of the curing process) and 2. Health Department Inspection still needs to be completed; the pool is closed.  Thank you for your patience with this 20 year project - we are almost there.  Most sincere thanks to Skip who has days of work invested in this project.

11 01 2024 POOL UPDATE
As you can see this is a complex job.  All of the old tiles have been removed, the pool has been pressure washed, the skim coating work is in process and Marilyn has started to prime the coping.  Hopefully, the tile work will start this next week.  Permit is posted on the clubhouse door.  Thank you for your continued patience.  

2024/2025 MAINTENANCE WALKS
REMINDER: WALKS HAPPEN YEARLY IN NOVEMBER as of 2023.

NOTICE - The 2024/2025 Maintenance Walks will start in early November 2024.    Please be advised that FL Statute 720 has changed and the HOA is meeting the new requirements.  Each homeowner will receive an "IMPORTANT NOTICE" letter explaining the process and page 2 will include a pre walk checklist for your convenience.  The package will either be hand delivered to the unit porch or via mail sometime from 10.2.2024 forward.  If you need an additional copy of the letter or checklist - PLEASE CLICK ON THE HOA DOCUMENTS TAB and where  you can download additional copies.   

UPDATE: All letters went out 11.16.2024.

PARKING VIOLATORS - It is a City of Fort Lauderdale code violation and against HOA governing documents (deed restricted) to park anywhere other the paved parking spots in front of your unit.  As of the 9.11.2024 Board Meeting the HOA has started the process of contracting with the City of Fort Lauderdale Police Department to sticker and possibly tow vehicles parked illegally.  Please govern yourselves accordingly.

OFFICE UPDATE

After over 2 years, Lourdes had to resign due to a family emergency.  We have hired and Administrator - Cheryl and an offsite Book keeper.  Thank you for your patience while the new staff adjusts to the day to day happenings at The Lofts.
